Question: Can you explain the soil type classifications to me? Answer:
There are basically 5 soil types
‘A’ (very little ground movement)
‘S’ (possibility of slight ground movement)
‘M’ (possibility of moderate ground movement)
‘H’ (possibility of high ground movement)
‘E’ (possibility of extreme ground movement).
Your house design is centred around your soil classification because the foundations need to be stronger for an ‘M’ classification than they do for an ‘A’ classification. This obviously affects the cost of the home.
All of our FASTTRACK & SMARTHOMES designs are priced using an ‘M’ classification – if it turns out that you have a ‘H’ or ‘E’ soil type then your home will increase in price (as an example a ‘Birch’ is typically between $2,000 and $4,000 extra), and conversely if you have an ‘A’ or an ‘S’ soil classification your home price will reduce.
A number of our FASTTRACK & SMARTHOMES customers that have concerns about their soil classifications take out our ‘Foundation Guarantee Policy’. This costs an additional $3,300 on the base price of your new FASTTRACK & SMARTHOMES home, but guarantees that you will not pay one cent more no matter what we encounter with your foundations during construction (even expensive peering).
For our CUSTOMdesign homes, we quote the home based on the soil class which is established during the preliminary and quotation stage of your new home.
